Notice of Sale Under Power
By virtue of the power of sale contained in a Security Deed from
Kenneth W. Garland and Lorie Garland to Banc One Financial Services,
Inc., dated March 26, 1998, and recorded in Deed Book 126, Page
613, Banks County, Georgia Records; said Security Deed having
been given to secure a Note dated March 26, 1998, in the original
principal amount of Seventy Two Thousand Two Hundred Seventy
Six and 16/100 Dollars ($72,276.16), and by virtue of default
in payment of the indebtedness secured by said Security Deed,
the undersigned attorney-in-fact, who is the present holder of
said Security Deed and Note, will sell at public outcry to the
highest bidder for cash, before the Courthouse door in Banks
County, Georgia, during the legal hours of sale on the first
Tuesday in June 2000, being June 6, 2000, subject to any outstanding
and unpaid ad valorem taxes and/or street improvements and/or
easements and/or restrictive covenants appearing on said record,
all real property and improvements at the following described
premises located at 251 Cedar Ridge Drive, Commerce, Georgia,
as more particularly described as follows:
Tract I: All that tract or parcel of land lying and being in
the 1206th District, G.M., of Banks County, Georgia, Cedar Ridge
Subdivision, known as Lot 11, consisting of 2.75 acres, more
or less, as shown on a plat and survey for Cedar Ridge Properties,
by Max Lewallen, surveyor, dated 12/17/87, which plat is recorded
in Plat Book 13, Page 111, Banks County, Georgia Records.
Tract II: All that tract or parcel of land lying and being in
the 1206th G.M. District of Banks County, Georgia, containing
1.90 acres and designated as Lot 10 of Cedar Ridge Properties
Subdivision according to a plat of survey prepared for "Oakleaf
Investments, Inc." by Venable & Associates, Inc., Georgia
Registered Land Surveyors, dated July 12, 1990, and recorded
at Plat Book 15, Page 180, Banks County, Georgia Records.
The debt secured by said Security Deed and Note has been and
is hereby declared due because of non-payment thereof. Notice
has been given of intention to enforce provisions for collection
of attorney's fees and to foreclose in accordance with legal
requirements and the terms of the Security Deed and Note.
The debt remaining in default, the sale will be made for the
purpose of applying the proceeds thereof to the payment of the
indebtedness secured by the Security Deed, accrued interest,
and all expenses of sale and other sums secured by the Security
Deed including attorney's fees.
To the best of the undersigned's knowledge and belief, the parties
in possession of the property are Kenneth W. Garland and Lorie
Garland.

Notice of Sale Under Power
By virtue of the Power of Sale contained in a Deed to Secure
Debt by James Lamar Cochran to Associates Financial Services
of America, Inc., dated June 4, 1998, and filed for record June
9, 1998, in Deed Book 126, Page 633, and re-recorded in Deed
Book 149, Page 10, Banks County, Georgia Records, and securing
a Note in the original principal amount of $24,022.49, there
will be sold at public outcry for cash to the highest bidder
before the Courthouse Door of Banks County, Georgia, between
the legal hours of sale on the first Tuesday in June, 2000, by
Associates Financial Services of America, Inc., as Attorney-in-Fact
for James Lamar Cochran, the following property to-wit:
All that tract or parcel of land shown on Exhibit "A"
attached hereto and made a part hereof.
The above described property is also known as 661 Ridgeway Road,
Maysville, GA 30558-0436.
The indebtedness secured by said Deed to Secure Debt having been
declared due and payable because of default in the payment of
the indebtedness secured thereby, this sale will be made for
the purpose of paying the same and all expenses of sale, including
attorney's fees (notice of intention to collect attorney's fees
having been given).
The property will be sold as the property of the aforesaid grantor
subject to the following: all prior restrictive covenants, easements,
rights-of-way or encumbrances of record; all valid zoning ordinances;
matters which would be disclosed by an accurate survey of the
property or by any inspection of the property; all outstanding
taxes, assessments, unpaid bills, charges, and expenses that
are a lien against the property whether due and payable or not
yet due and payable.

Sealed proposals for furnishing all labor, materials, equipment
and other things necessary for the construction of an Addition
to the Alto Town Hall will be received by the Alto Town Council
at Alto Town Hall located at 162 South Grant Street (P.O. Box
215) 30510, until 7:00 p.m. on June 13, 2000, at which time bids
will be publicly opened and read aloud.
Plans and/or specifications for the above work will be available
for public inspection at the Town Hall during regular office
hours. All work shall be performed in accordance with plans,
specifications and the following Building Codes:
1. 1994 Edition of the Georgia Standard Building Code.
2. 1999 Edition of the National Electrical Code.
3. 1994 Edition of the Southern Building Code Sections covering
HVAC and Plumbing.
All bidders must carry liability insurance and workers compensation.
Payment will be made to the contractor each calendar month based
on the estimated percentage of the work complete in place. Ten
percent retainage will be withheld until the monetary value of
the work completed has reached 50 percent. At that time the retainage
will be reduced to five (5) percent provided the work accomplished
is satisfactory. Final payment of the amounts withheld will not
be made until the entire project has been completed to the satisfaction
of the Mayor and Council.
A performance and payment bond or an irrevocable letter of credit
each in a sum equal to the full amount of the contract.
The Town of Alto reserves the right to reject any an all bids
and to wave minor informalities.
