All that tract or parcel of land lying and being in the 1704th
District, G.M., Jackson County, Georgia, and being Tract No.
1 containing 22.39 acres, Tract No. 3 containing 16.51 acres,
Tract No. 4 containing 16.51 acres, Tract No. 5 containing 16.51
acres and Tract No. 6 containing 3.82 acres, as more particularly
shown on a plat of survey prepared for Clay E. Pace by W.T. Dunahoo
and Associates, Inc., Registered Surveyor, dated August 16, 1997,
and recorded at Plat Book 50, Page 60, in the Office of the Clerk
of the Superior Court of Jackson County, Georgia.
The remaining balance of land secured by the Deed to Secure Debt
being approximately 11.48 acres.
The debt secured by said Deed to Secure Debt, being in default,
said powers contained therein will be exercised and the land
will be sold as property of Clay E. Pace and Ramona D. Pace,
by the undersigned, as Attorney-in-Fact for the said Clay E.
Pace and Ramona D. Pace.
Said property shall be sold subject to any and all outstanding
easements and right-of-way, restrictions of record, if any, and
to all unpaid taxes and assessments.
The proceeds from said sale will be applied to the payment of
the above-styled indebtedness, the expenses of the procedure,
attorney's fees (notice as required in Sec. 13-1-11, O.C.G.A.,
1982, as amended, having been sent), and the balance, if any,
shall be applied as provided in said Deed to Secure Debt. Proper
conveyance will be made to the purchaser at the sale by the undersigned
acting as Attorney-in-Fact for the said Clay E. Pace and Ramona
D. Pace.

By virtue of Power of Sale contained in Deed to Secure Debt from
Judy Brooks and Larry Brooks, hereinafter Grantors, in favor
of Bancfinancial Services Corp., dated the 1st day of March,
2001, and recorded the 24th day of May, 2001, in Deed Book 22-X,
Page 26, Jackson County, Georgia Records; subsequently transferred
and assigned to American General Finance, Inc. Said Deed to Secure
Debt being given to secure a Promissory Note of even date in
the original principal amount of One Hundred Twenty Seven Thousand
Five Hundred and 00/100ths Dollars ($127,500.00), with interest
from date as stated therein, there will be sold by the undersigned
at public outcry to the highest bidder for cash before the Courthouse
door at Jackson County, Georgia, within the legal hours of sale
on the first Tuesday in September, 2001, the following described

District, G.M., Jackson County, Georgia, encompassing 3.50 acres,
more or less, as shown on a plat and survey of same entitled,
Boundary Survey for Larry D. Brooks, prepared by Venable and
Associates, Inc., certified by Allen L. Venable, Jr., Georgia
Registered Surveyor No. 1761, dated May 31, 1991, and being of
record in the Office of the Clerk of the Superior Court for Jackson
County, Georgia, in Plat Book 36, Page 212, which said plat and
recording thereof are by reference incorporated herein for a
more complete and detailed description.
Also conveyed is a perpetual 20' ingress-egress easement appurtenant
to the subject property as shown on said plat.
The debt secured by said Deed to Secure Debt has been and is
hereby declared due because of, among other possible events of
default, non-payment of the monthly installments on said loan.
The debt remaining in default, this sale will be made for the
purpose of paying the same and all expenses of this sale, including
attorney's fees. Said property will be sold subject to any outstanding
ad valorem taxes, special assessments, unpaid utility bills constituting
liens against the property, and all Deeds to Secure Debt, liens
