Staff recommends a text change in the City of Pendergrass Zoning Ordinance, Section 2.03.002, Minimum Lot Size, Setbacks, Height to change R-2 (one family) lot area to 32,670 square feet and the minimum lot width to 100’ and change R-2 (two-family) lot area to 65,340 square feet and the minimum lot width to 100’.
Staff recommends a text addition to the City of Pendergrass Zoning Ordinance, Section 4.09.003(G) stating: “Streetlights must be installed in accordance with local utility companies standards in all residential subdivision development within the City of Pendergrass. Installation and maintenance of the streetlights is the responsibility of the developer until the release of the development maintenance bond. After the release of the maintenance bond, payment for the streetlights is the responsibility of the mandatory homeowners association.”
Staff recommends a text change within the City of Pendergrass Subdivision Regulations, Section 4.3(2)(s): “Sidewalks: The inclusion of sidewalks within subdivision is mandatory. Sidewalks shall be within the dedicated non-paved right-of-way of all roads within the subdivision. Concrete curbs are required for all roads where sidewalks are installed. The minimum paved width of sidewalks shall be four (4) feet and a median strip of grass or landscaped area at least two (2) feet wide shall separate all sidewalks from adjacent curbs.”
Staff recommends a text deletion within the City of Pendergrass Subdivision Regulations, Section 3.2 in its entirety, and deletion of “No sooner than forty-five (45) days after the date of the approval of the sketch plat,” found in Section 3.3.
Staff recommends a text change within the City of Pendergrass Subdivision Regulations, Section 3.5(1), to read: “Within twelve (12) months following the approval of the preliminary plat the applicant shall file an application for final approval of a subdivision plat with the Quad Cities Planning and Development Director.”
