The Braselton Planning Commission unanimously approved a request from a developer planning to build 80 senior housing apartments on Monday, Jan. 28. The commission’s vote following a public hearing that no one from the public attended. A second public hearing will take place before the Braselton Town Council on Thursday, Feb. 7 at 4 p.m. The council will vote on the planning commission’s recommendation on Monday, Feb. 11 at 7 p.m.
NorSouth Development, Atlanta, received conditional use approval in 2012 to build “Braselton Court,” a planned senior adult apartment complex on 4.6 acres. This second request is to increase the size of the land site associated with the project to 11.4 acres.
Brendan Barr, Vice President of NorSouth, said the 11.4-acre tract of land is the former Century Center development that is back in ownership of PB Real Estate, Chicago, Ill. The tract of land begins at the northwest intersection of Beaver Dam Road and the northwest right-of-way of S.R. 211.
“I think the benefits to the town is that you’ve got a distressed asset her that we’re able now to buy 100 percent and develop it,” said Barr. “What we’re able to do with the additional acreage is an enhanced project. Barr indicated that the development will remain at 80 residential units, but will allow for multiple buildings, including a series of single-family attached cottages. The new site plan will also include additional buildings, including a fitness center, business center, and management and leasing office.
If approved, building will begin in June of this year, Barr said.
In his staff report, planning director Kevin Keller recommended the commission approve the request on two conditions: (1) with the exception of one unit (for an onsite staff person), the remaining 79 units would be restricted to people ages 55 or older; and (2) shall comply with all Town of Braselton and state regulations.
Commission member Edd Price made the motion to approve the recommendation and commission member Tony Price seconded. The vote was unanimous.
The hearing closed after 20 minutes.
